Iris 12 is a part of multistory housing complex, disposed on Forth Ring of Timisoara. Placed on a privileged position, on the intersection of two streets, Grigore Alexandrescu street and Nicolae Table street, the building is filling up the existing street alignments, formed by near-by blocks of flats. The project has been generated a response to several important requirements. A first one, linked to urban context, induced the reference to the built proximities and the reference to view points from important adjacent streets. The form, the dimension and the corner placement of the site imposed the building layout, so that all the functions and functional circuits to be properly solved. Another criteria that influenced the way of responding to theme requirements is linked to visual identity of the real-estate developer. Chromatic combinations and certain specific façade elements, used in previous real-estate developments, had to be used to assure a continuum of visual identity initiated about 9 years ago. Taking account of the overall volumetric dimension, it has been foreseen several detailed elements, composed by thin lines, chromatic alternances and metallic elements, in order to adjust the building to human scale. Another additional item that influenced the project’s approach was the budget allocated for the residential development. Even though the real-estate investment has been inscribed on a low to medium budget, there has been avoided any compromises to project design. The two and three-room apartments have been solved so that can be easily furnished, flexible, having a lot of windows and generous terraces. Framing an L shape volume, bordering two streets, the building is actually consisted in three different building parts, with its own staircase and access. The height is varying from Basement + 6 floors + Penthouse to Basement + 8 Floors + Penthouse, accommodating residential area to superior floors, complementary functions to ground floor and technical and storage spaces to the basement. On a general context of Timisoara’s maturing real-estate market, Iris 12 represents a reference exponent of this transitional stage, linked to its specific economic climate.
