Placed in Timisoara, in a heterogeneous urban context, bordered at east side by Cetatii Boulevard and at west side by Regimentul 6 Artilerie Grea Street, HANOVER OFFICE BUILDING is representing a second phase of the development. The hereby presented office building is finding its place and its functionality among three evolutional stages: a first one, realized 10 years ago, the present stage, and a future third one. The multilayered stages of development and the proximal urban context were the main two factors that generated the difficulty, and also the challenge of the project. On an urban scale, the project attempts to reconciliate all existing determinants: the discontinuous urban alignement on Cetatii Boulevard, the presence of the existing office building, in the middle of the site and, not at least, the near presence of apartment buildings on the west side. For responding to the complex task of requested dialectics, it had been chosen to express an image of urban signal, but minimal and neutral in the same time. The propposed solution was to surround the existing building and to compensate the built density with the open space towards the Cetatii boulevard. In this way, the unbuilt space became an urban largo, allowing and valuing human presence and the new building, in the same time. The new building is comprising two complementary but independent architectural programs: office area, placed towards the secondary street, in a building with three levels above groundfloor and a service area, with a multiuse space on two levels, placed towards Cetatii Boulevard. The new office building is connecting its interior space with the existing one, using the same staircase. The office area is consisting of renting open-spaces, with double orientation and abundent light, controlled by vertical blinds. In service area, the multiuse space is conceived on groundfloor and mezzanine. Because of not having a certain function, the multiuse area is conceived such as to accomodate a wide pallette of functions, from conferences to restaurant. The underground parking is common for all functions and phases, including the future stage of construction.
